Terms Of Service


General:

By booking with us, you (the lead guest) and your party agree to these terms and conditions. If you have any questions, please contact us before booking.

The lead guest must be at least 21 years old. The maximum number of guests is 8. If the person making the booking is not the lead guest, they may be held responsible for cancellations, non-arrivals, and damages. Only the lead guest and named guests can use the property and facilities. Third-party visitors need our express permission.

To secure a booking, a deposit is required. Deposits must clear before confirmation and are refundable only under specified conditions.


Payments can be made online or by digital bank transfer. Any bank charges incurred due to dishonored payments must be reimbursed by the lead guest within seven days.

All guests must respect the privacy and peace of neighbors and the owners. We reserve the right to cancel a booking if guests cause disturbances.


Check-in & Check-out:



Check-in: From 16:00 on the day of arrival (arrangements by housekeeper Bianca).

Check-out: By 10:00 on the day of departure.


House and Important Safety Information:

Upon arrival, guests must read and adhere to the safety information in the House Information Folder, located under the staircase. Pay special attention to safety rules for the swimming pool and roof terrace.


WiFi Fair & Appropriate Usage Policy:

Guests agree to use the provided WiFi fairly. We may monitor usage to maintain service quality. The WiFi is for general use such as web browsing, email, messaging, social media, and light streaming. It is not for heavy streaming, gaming, or large downloads/uploads. Illegal activities are prohibited and will be reported.


Damages & Lost Property:

A €250 cash security deposit is required on arrival, refundable after checkout minus any damages. The lead guest is responsible for any damages by the booking party, including breakages, stains, or lost keys/fobs. Report accidental damages to the housekeeper promptly to minimize costs.

Lost property found after your stay will be held for 1 month. We will try to return items but are not responsible for replacements. Items can be posted via recorded delivery at your cost or collected by arrangement.


Smoking:



Smoking is only allowed outside. Smoking inside the house is strictly prohibited.


Pets:



No pets are allowed.


Parking:



On-site parking is provided at the guest's own risk.


Your Personal Details & Privacy:



We keep a register of all guests for at least 12 months, in compliance with the Data Protection Act 1998 and GDPR. Our Privacy Policy, available on our website, explains how we handle your personal details. Entries in the guest book should not contain personal information.


Cancellation Policy


Cancellation, Returned Deposit & Non-Arrival Conditions:



If you need to cancel, contact us as soon as possible. The deposit is non-refundable unless the accommodation is rebooked. If partially rebooked, a partial refund will be given.

The remaining 75% of the booking value is due 30 days before arrival. Cancellations 14-30 days before arrival receive a 25% refund. Cancellations less than 14 days before arrival receive no refund unless rebooked. If partially rebooked, a partial refund will be given.

Bookings made within 30 days of arrival require full payment to secure.

No refunds for non-arrival. Guests are advised to take out holiday/cancellation insurance.

In rare cases of our cancellation, our liability is limited to refunding any payments made.
